St. Andrews

Located in North Vancouver, British Columbia, this private residence is a beautiful renovation designed to maximize energy efficiency.

North Vancouver builder Blackfish Homes worked with the homeowner, a Principal and Building Envelope Consultant at JRS Engineering, to create an air-tight and energy efficient home.

“The home was built with advanced technologies and quality building materials to help achieve our energy goals,” says David Adair, director at Blackfish. “Innotech products were specified for the project because of their proven air and water tightness. We needed windows and doors that would contribute too, not detract from, our aggressive goals.”

The windows and doors have a charcoal black co-extruded acryl-protect exterior finish and a white interior finish. They also feature 2″ horizontal surface grids with back to back spacer grids. To contribute to the home’s open concept, many of the windows were designed to take up as much of the wall space as possible; the centerpiece window in the living room is 108″ wide x 72″ high.

With the help of Innotech windows and doors, the home achieved an outstanding EnerGuide rating of 87 and ultra-low air change per hour of 1.2, making it one of the most energy efficient homes on the North Shore and in the Lower Mainland.

Blackfish Homes and Construction won the 2011 Georgie Award ® for Best Residential Renovation between $500,000 – $799,999 for this project. The home was also featured in the 2011 Greater Vancouver Home Builders’ Association (GVHBA) Parade of Renovated Homes.
