Under Construction: 981 Davie in Vancouver, BC
It’s time to rise at 981 Davie in Vancouver, BC. The new 17-story high-rise is now well underway.
Designed by ZGF Architects and built by Kindred Construction, 981 Davie features a hybrid mass timber structure comprised of a concrete core, steel HSS columns, and 2-way CLT floor assemblies. The building is wrapped with a prefabricated panelized exterior wall system manufactured by Flynn. And within those highly insulated wall panels, our Passive House Institute certified windows and doors are being installed.
The inclusive community is a fully electric, affordable housing development targeting Passive House certification. Designed to optimize occupant comfort and wellness, 981 Davie is expected to reduce energy use by 72% over the calculated Architecture 2030 Zero Tool baseline. In addition, the CLT-hybrid structure significantly reduces embodied carbon compared to traditional concrete high-rises.
The building is designed with a low window-to-wall ratio. Installing locally manufactured, high-quality PHI-certified windows and doors with fixed solar shades will maximize natural light, offer natural ventilation and reduce solar heat gain by nearly 27%. The ultra airtight construction of the windows and doors will also help the building achieve its Passive House airtightness targets.
